Understanding Building Coefficient (Nisbat Al-Bina')
The building coefficient (nisbat al-bina') is the most critical metric in Jordanian land development. It defines the total permissible built area as a multiple of the land area. For example, a 500 sqm plot with a coefficient of 3 permits up to 1,500 sqm of total built area. This coefficient varies significantly by area and classification — premium west Amman residential typically allows 3–4x, while commercial plots can reach 6–8x.
