The GCC Capital Flow Story

Jordan has long been the preferred 'safe haven' destination for Gulf capital during periods of regional uncertainty. The combination of a USD-pegged currency, transparent legal system, physical proximity to GCC countries, and an existing large Jordanian diaspora community in Gulf states creates a natural capital conduit. Between 2022 and 2024, we have observed a material increase in GCC buyer activity across all West Amman land segments, with Saudi and Emirati buyers the most active. Preferred investment profile: plots of 500–2,000 sqm in Abdoun, Um Uthaina, and Sweifieh at JOD 1–4M price points, typically for development or long-term holding.
