Property Registration in Jordan: How the Land Registry System Works

Jordan's land registration system — administered by the Land Registry Department (Dairat Tasjeel Al-Aradi) under the Ministry of Justice — is one of the most comprehensive and well-maintained in the region. All land transactions must be registered to be legally binding, and the kushan (title deed) issued by the Land Registry is the definitive proof of ownership.

The Kushan: Definitive Proof of Ownership

The kushan is Jordan's official land title deed. It records all material facts about a property: plot number (raqm al-qita'), area, location (liwa, qada', nahiye), classification, building coefficient, registered owner(s) and their ID numbers, and any encumbrances (mortgages, liens, easements). A property cannot be legally transferred without its kushan. The kushan is issued and maintained by the Land Registry, which keeps a mirror copy in the national database. Before any land purchase, always obtain a fresh certified extract of the kushan — dated within 30 days of the transaction.
